My 3 bedroom house that I have owned for 13 years, is in a very safe and quiet neighborhood that is walking distance to the mall, Gym, Restaurants of many ethnicities as well as walking distance to CSUN.
All access to Pool, BBQ, Kitchen, Laundry.
Smoking outside is ok, no overnight guests and advise before inviting any guests during the day/weekend.
I have been a homestay Mom for 7 years to many students coming for English Classes as well as students that just want a quiet place to stay!
